When you contact us, we will call you back as soon as possible, following up with a text or e-mail.
If you wish to proceed, we will take a few details about you, your tenant/agent if relevant and the property or properties in question. We will arrange a convenient time and date for our visit. We are happy to collect keys from or arrange appointments via your agent or tenant, but we would ask you to let them know that we will be doing so and to gain their acceptance of us contacting them.
We will send an e-mail confirming this appointment. We will also send a request for some information about your property including if the property is unoccupied for periods over two weeks, current control measures, schematics of your water system and any previous Legionella Risk Assessment. We require this information to produce the most accurate LRA.
We will be at the appointment within ten minutes of the agreed time, either way. If this is not possible, we will let you know as soon as possible. Likewise, we would hope the reverse is true. We will be carrying identification alongside our tablet/ladders/torch etc and will respect your home and its occupants.
We will explain the process prior to beginning the inspection. We will take photographs of items, such as taps, pipes, water tanks and your cylinder. I will draw/check the schematic of your water system and require access to all rooms within your property. We will take measurements of pipe and water temperature and require the water heating and heating to be working at the time of inspection. If we are unsure of anything, we will ask questions to ensure accuracy.
We will answer any questions or queries that you may have whilst we are there, or, if we need to investigate the query, will let you know as soon as possible.
We will take payment at the appointment or send you an invoice afterwards - the LRA will not be produced until payment has cleared. We accept credit cards, debit cards and Cash.
Once payment has cleared, within 24 hours we will generate a draft LRA and contact you with the preliminary results, explaining any anomalies and recommendations, or requesting further information if required. If this is not possible, we will contact you as soon as this is known to explain the delay.
Finally, we will register the LRA assessment with Elmhurst and e-mail you a copy.
