Our Prices

Unless your property is unusual/unique or very large, the price for an EPC or LRA is as shown. Our prices include everything listed in our service, including travel time, fuel, the appointment, lodgement of the certificate or report etc. Please note that we are based in Berneray and an appointment in Eriskay will require approximately three hours of driving in addition to the time spent at the property and after the appointment. We prefer credit and debit cards.

At present, we are unable to offer our fixed price service to single properties on Barra or Harris/Lewis at fixed prices. If you have a property on these islands or have multiple properties in the Western Isles, please get in touch. With the new regulations regarding EPCs, appointments usually last between 45 and 90 minutes for an EPC and 30 - 45 minutes for a Legionella Risk Assessment, dependant upon the size of the property and its complexity.

Properties in HS6

Up to and including 3 bedrooms: EPC - £100 LRA - £75 Both at same appointment - £160

Homes with 4 or 5 bedrooms: EPC - £120 LRA - £95 Both at same appointment - £200

Properties in HS7

Up to and including 3 bedrooms: EPC - £110 LRA - £85 Both at same appointment - £170

Homes with 4 or 5 bedrooms: EPC - £130 LRA - £105 Both at same appointment - £210

Properties in HS8

Up to and including 3 bedrooms: EPC - £125 LRA - £100 Both at same appointment - £190

Homes with 4 or 5 bedrooms: EPC - £145 LRA - £120 Both at same appointment - £230
